It is interesting to find out why have you singled out this particular project for discussion out of the so many projects available in Tampines.

Average prices for The Eden @ Tampines for past 5 years have been hovering at about $800psf, with notable high close to $900psf between August and October 2018, and with the new MRT line in operation, price trend has likely priced in the added convenience.

There are projects in Tampines that have the potential in terms of capital protection or even gain, however, only Singapore PR and citizens are eligible. Let me know if you are keen to find out more.

Hi Vikas, if you talk about maximise capital appreciation, then buying a brand new project will be the way to go as you are the very 1st owner. As for Eden, it is already 17th years of age and you can’t even earn a handsome profit by the time you decide to sell. Pls feel free to let me know if you need any assistance.

If you're purchasing for your own stay, I believe you should be looking at other requirements which will suit you and your family's needs. Factors like proximity to work place/school/parents, amenities, floor area etc will affect your ultimate decision.

If you're looking in terms of capital protection and gains (investment angle), I would say a 17-year-old resale EC does not offer you either. Given normal circumstances, you cannot expect to have maximum gains from such a property. Also, your risks would be much higher than those of your neighbours, especially those who had bought it 17 years ago.
